The property

A house with a soul,
between mountain and sea

Gwynfryn House is a Grade II listed Victorian home in Llanbedr, in the heart of Eryri / Snowdonia National Park. Originally built as a salmon lodge for Victorian gentlemen who came to fish these rivers and coastline, it later became a much-loved family home. That history is still present: photographs, cuttings and documents in the lounge remind you that this house has lived many lives.

Elegant yet relaxed, grand yet welcoming. Arranged over three floors, with a spacious living heart designed for people who want to gather after days on the mountains, beaches and coast. Six bedrooms in total: five available as bedrooms, and a permanent top-floor store room fitted with eight lockers, one per share, for owners' belongings between visits.

Pet-friendly. Two gardens. A natural swimming hole on the River Artro a hundred metres from the door. Harlech Castle, Shell Island and Cardigan Bay within ten minutes. This is Comaison's first Welsh property: a ready home for owners who want Snowdonia without the work of a second house.

£56,250 buys a one-eighth share in a Grade II Victorian house in Snowdonia. Estimated running costs of around £625 per share per year are an early figure and may rise with fuller owner use. Figures are indicative and reviewed annually. Comaison is a lifestyle ownership product for personal use.

The area

Mountains behind.
Cardigan Bay in front.

Llanbedr sits between the Rhinogydd mountains and Cardigan Bay. Harlech Castle, a UNESCO World Heritage Site, is ten minutes away. Shell Island and Morfa Dyffryn beach are on the doorstep. Portmeirion, the Ffestiniog Railway, Barmouth's wooden bridge and Cadair Idris are all within easy reach.

Walk the river path to the Victoria Inn. Drive ten minutes to Cwm Bychan and the Roman Steps. Spend a morning on Harlech Castle's ramparts, an afternoon on empty Cardigan Bay sand, an evening with the lounge fire lit.

This is North Wales at its best: wild hills, long beaches, castles, steam railways, and a village home that does not need a long transfer from an international airport.

Getting there

Snowdonia from the UK.
A proper drive, not a flight.

By road

Llanbedr is reached on the A496 coastal road through North Wales. From Manchester or Liverpool, allow around two and a half to three hours. From Birmingham, around three hours. From London, typically four and a half to five and a half hours depending on traffic. Many owners will treat the drive itself as part of arriving: mountains rising, then the sea.

By train

Llanbedr has a station on the Cambrian Coast line. Connections via Machynlleth from the wider UK network. Useful for owners who prefer not to drive the full way, or for guests arriving to join a household already in residence.

Why Wales in the portfolio

A UK freehold home that owners can reach without a passport queue. Peak weeks for mountain walking, empty beaches in shoulder season, and a Grade II house with real history rather than a new-build second home.

Ownership structure

UK freehold.
Eight equal owners.

UK Ltd structure

The property is held through a UK-registered limited company. Eight equal shares. The shareholder agreement governs use, running costs and exit. Every shareholder has equal voting rights on major decisions.

This matches the structure used across Comaison's European portfolio: clear ownership, shared caretaking, personal use only.

Your shareholder rights

Your share gives you a one-eighth ownership stake in the house, land and contents, with the same usage rights as every other shareholder under the Comaison points system.

You can sell your share at any time. There is no lock-in period. Comaison facilitates resale through its shareholder network.
